Where Our Real Estate Numbers Come From
Every month, Dirt and Deeds runs a box of local real estate numbers for McAlester and Pittsburg County. Here is where those numbers come from, and what they do and do not cover.
The source
The numbers come from MLS Technology, Inc. An MLS, or multiple listing service, is the shared database agents use to post and track property for sale.
Jacob Beaty, a licensed agent with Keller Williams Realty SEOK, pulls the numbers for us each month. His local board is the Southeastern Oklahoma Association of REALTORS, which is managed by the Greater Tulsa Association of REALTORS. Greater Tulsa operates MLS Technology. That is how an agent here in McAlester ends up working from a system based in Tulsa.

What we publish
Seven numbers, for McAlester and for Pittsburg County:
Active listings. New listings. Closed sales. Median list price. Median sold price. Average days on market. Months of inventory.
What the numbers leave out
An MLS only sees property that gets reported to it. These numbers do not count homes sold by owner, private sales between neighbors, or some new construction.
They also miss anything listed on a different MLS. Oklahoma has more than a dozen local REALTOR boards and several separate MLS systems, and not every agent in the state uses this one.
In a county like ours, that is not a small gap. Read these numbers as a strong signal about the market, not a full count of every property that changed hands.
Why a number might change later
Closings sometimes get reported late. When that happens, the MLS updates its records, and a figure we already published can shift a little. If a number moves, we will say so.
What these numbers are not
This is general information about the local market. It is not an appraisal. It is not an opinion of value for any one property. What your house is worth depends on your house.
